Availability: Most apartment leases begin in May, June, and September and have a one year term. Some apartments also become available for lease in July, August and January. Occasionally, apartments become available "mid-month" and in months other than those listed. Apartments with two or more bedrooms are usually shown (and rented) in early February for the upcoming May and later start dates. If you send us an email (see side menu on home page), we will notify you by email when showing dates for those apartments have been scheduled. Please include a telephone number in your email as well as stating the type of apartment(s) you are interested in seeing and your preferred starting date(s).
Showing of Apartments: We routinely schedule apartment showings between the hours of 9:30 A.M. and 6:00 P.M., Monday thru Friday and between the hours of 11:00 A.M. and 2:00 P.M. on Saturday and Sunday. With at least two days advance notice, appointments can be scheduled for other times. There is no application fee required for seeing an apartment.
Tenant Screening: All apartments, common areas and private grounds are strictly non-smoking areas. All tenants and their guests must abide by the non-smoking agreement. All lease applicants are required to complete a rental application. We do perform a credit check. The application fee is $35.00.
Pets: Indoor pets are generally acceptable in all apartments. Outdoor pets are accepted under certain conditions in some units. Some additional charges may apply (see Lease, Pet Addendum).
Utilities: Most apartment rents include heat and hot water. Most tenants pay individual cooking gas (est. @ $19.00/mo) and electric (est. @ $30.00-55.00/mo).
Cable TV and Broadband: All apartments are cable-ready. University City area and Germantown/Mt. Airy apartments are both serviced by Comcast. Broadband internet service is available via the cable company or one can get DSL internet service via Verizon and several other providers. All buildings are located in DSL service areas but none are currently serviced with FIOS.

Notes: The range in monthly rents for a given type of apartment reflects differences in size and amenities. For example, some apartments have special amenities such as an outdoor deck, private outside entry, mirrored wall, ceiling fans, private yard. Differences in rent also reflect whether heat and other utilities are paid for by the tenant or by the landlord. The rents shown in the table above are representative of leases beginning in calendar year 2009.
